General & Technical Data
Do I own the files you produce?
Yes — 100%. All files are delivered directly to you with no platform lock-in. Your data is yours to keep, share, and use indefinitely.
Do we have to pay monthly hosting fees for the 3D tours?
Unlike other platforms, we don't lock you into endless subscriptions. We provide a robust hosting package with the initial service, and you own the downloadable offline files and floor plan assets forever.
What areas do you serve?
We serve the greater Salt Lake metro, Utah County, Summit County (Park City area), Wasatch County (Heber/Midway), and southwestern Wyoming (Evanston). Contact us if you're outside these areas — we may still be able to mobilize for specific projects.
What is your typical turnaround time?
Our standard turnaround time is 48 hours from the completion of the on-site scan. You will receive an email with links to your 3D tour, downloadable floor plans, and CAD files (if applicable).
Do you carry adequate insurance?
Yes. Form Perspectives carries a comprehensive $1,000,000 per incident / $2,000,000 aggregate policy covering General Liability, Professional Liability (E&O), and Cyber Incidents to meet commercial and high-end residential compliance requirements.
Commercial Real Estate & Leasing
Can you scan large warehouses or industrial spaces?
Absolutely. Our equipment is designed to capture massive square footages efficiently. Whether it's a 50,000 sq ft warehouse or a multi-story office building, we can document it rapidly.
Can you perform scans while the space is occupied by a current tenant?
Yes. We regularly work around active operations. We can schedule scans after hours, on weekends, or coordinate with property management to ensure minimal disruption to current business activities.
Are your floor plans BOMA compliant?
Our drafting services provide highly accurate, BOMA-ready line work and measurements. This data serves as the perfect foundation for architects or space planners to calculate official BOMA certifications for rent rolls.
Do prospective tenants need special software to view the tours?
No. The 3D walkthroughs and floor plans are delivered via a standard web link. They can be viewed on desktops, tablets, or smartphones, and easily embedded directly into your property listing or brokerage website.
Residential Sales & Remodeling
What does ANSI-Z765 compliant mean for realtors?
ANSI-Z765 is the recognized standard for calculating square footage in single-family houses. By using our compliant floor plans, agents significantly reduce their liability risk regarding square footage discrepancies on the MLS.
How long does the scan take at the house?
Our LiDAR technology is incredibly fast. An average 2,500 - 3,500 square foot home takes less than an hour to fully scan, minimizing disruption to the homeowners.
Do you take traditional listing photos as well?
Yes! Our Showcase and Accelerator packages include premium HDR still images extracted alongside the 3D tour, meaning you get all your visual marketing assets from a single appointment.
Do the homeowners need to prepare the house before you arrive?
The camera captures exactly what it sees. If you are using the scan for real estate marketing, the house should be clean, staged, and "photo ready." If the scan is purely for remodeling measurements, cosmetic clutter is less of an issue.
Design & Construction
What software formats do your CAD/BIM exports support?
Our deliverables are highly compatible. We provide standard DWG and DXF files that map cleanly into AutoCAD, Revit, ArchiCAD, SketchUp, and Chief Architect.
How does LiDAR scanning reduce change orders?
A majority of TI change orders stem from dimensional errors on original plans (e.g., custom millwork ordered based on an assumed 10-foot wall that is actually 9'10"). Our data ensures the design is built on reality, providing clash detection before materials are ordered.
Can you detect plumbing or wiring behind walls?
No. LiDAR relies on line-of-sight capture. We map everything visible within the space with incredible precision, including exposed MEP. However, hidden conditions behind drywall still require physical discovery.
When is the best time in the project lifecycle to scan?
For remodeling and Tenant Improvements, the most critical scan is during the Pre-Design phase to create the as-built baseline. For massive projects, a second scan post-demolition is often utilized before rough-ins begin to verify exposed elements.
